Hidden Costs for Sellers - Fisher Nicholson Realty

No one likes getting a surprise bill. However, when you are selling a home, there are plenty of surprises that may come your way. Understanding these will help you prepare for them so that you won't be taken aback or caught off guard when they do pop up. Our real estate agents are always ready to discuss these with you and help you determine the best way to approach these hidden costs of selling your home.

  • Inspections, Appraisals, Surveys, and More
You'll need to pay to have the appraiser put a value on the home, an inspector to certify it's up to code, and a surveyor to confirm the property lines are correct. These little expenses add up quickly so it is worth your time to call ahead and find out how much they will cost before scheduling the appointment.

  • Interior/Exterior Painting
You want your home to look its best, and painting can significantly add to the property's value. It can cost anywhere from $2 to $6 per square foot to paint the inside of your home and slightly more to paint the exterior. However, it's an investment that you will usually recoup after the sale.

  • Cleaning
Cleaning your carpets, scrubbing the sidewalks, and washing windows won't cost you much more than time. However, it can be advantageous to hire a professional to powerwash, steam clean, etc.

  • Landscaping
Improving the landscaping around your Klamath Falls homes for sale will create a positive first impression. Ensuring the grass is green, the hedge is trimmed, trees are pruned, and flowers are healthy takes a little effort and a little money. Here, a little can go a long way, so you don't have to go overboard.

  • Repairs/Upgrades
Buyers may request contingencies with the sale, and if they do, you may need to pay to repair damaged masonry, carpeting, plumbing/electrical systems, etc. You may also need to pay for upgrading lights, security systems, appliances, etc.

  • Moving
Have you priced moving services and the cost of moving materials lately? It is a good bet you have not done this if you have been in your home a while. It is always a good idea to contact a moving company before you list your home so you have an idea of how much it will cost to move into your new home. And, if you are considering long-distance moves, ensure there is a service provider in the area that can assist you.

  • Commissions
This is perhaps the largest single expense. The commission for selling your home is usually 5-6%. This is split between your real estate agent and the buyer's real estate agent.

  • Taxes
The tax man always cometh after a sale. Oregon doesn't have transfer taxes, but you will need to pay property taxes and may need to pay capital gains on the sale, so you'll want to discuss the best tax strategy with your accountant.
