Buying a Klamath home for sale is a major investment. And now that you own your dream home, upkeep and maintenance are your responsibility. Home maintenance projects help prevent costly repairs and larger structural problems. Calendar of Home Maintenance Tasks

By conscientiously following a home maintenance schedule, you can ensure all your maintenance tasks are taken care of. Activities like landscaping and mowing the lawn should be done as frequently as needed to keep your curb appeal attractive. However, many tasks require advanced planning. One practical approach is to list tasks on a seasonal basis. Be sure to include tasks that need to be done monthly, quarterly, and annually.

Monthly Maintenance Tasks

  • Check for pests, such as termites, around the foundation
  • Check and replace smoke detectors batteries as needed
  • Check and replace filters in your HVAC system as needed
  • Flush your hot water tank to remove sediment
  • Clean your garbage disposal
  • Inspect and clean vents and heat registers

Quarterly Maintenance Tasks

  • Inspect windows and doors for drafts and air leaks and repair them as needed. Add weather stripping to prevent heat loss
  • Change HVAC and furnace filters every three months on average
  • Inspect and clean your gutters

Annual Maintenance Tasks

  • Schedule regular maintenance with your local contractor to ensure your HVAC is running efficiently
  • Inspect the exterior of your home for any damage, such as loose siding or roof tiles
  • Look for signs of peeling paint, and check your patio or deck for signs of cracked wood or loose nails
  • Schedule an inspection with your security monitoring service to ensure everything is in order
  • Give your pipes a good once over, and check walls and ceilings for signs of water damage
  • Clean your chimney and fireplace even if you don't use them regularly

Make a Budget

Keeping your home in great condition requires money. It's important to correct minor issues before they become bigger, more expensive problems down the line. As such, your home maintenance game plan should also make it into your household budget. Set money aside for painting, replacing doors, and emergency inspections.
