Navigating Home-Buying Decisions: When to Walk Away | Fisher Nicholson Realty

When shopping for a home, you can expect to hit a few bumps along the way. There may be times when you walk into a house and are simply not sure what to do. You might love certain aspects of the home but be unhappy with others. How do you know when to make an offer and when to walk away? Our real estate agents offer some insight into these situations below.

  • Home Price
    It's always wise to set a budget before you start house hunting. This way, you won't look at homes outside your budget only to be disappointed when you can't afford them. But what about that house that's perfect in every way but slightly outside your budget?

    One option is to work with your agent and make an offer slightly under asking price but within your budget. In a less competitive market, your offer may be accepted. Unfortunately, if that doesn't work, you're often best off walking away. You won't love the home very long if it comes with a mortgage that's too high for your means.

  • Location
    Maybe you were planning to buy in one neighborhood but found a seemingly perfect home in a different neighborhood. In this case, consider how this other neighborhood stacks up against your needs. How far is it from work? Does it have all of the amenities you're looking for?

    If the new neighborhood meets your key needs, go ahead and make the offer! On the other hand, if you'd be compromising with a long commute or poor access to amenities, you're probably better off waiting for a home in a different spot.

  • Necessary Updates
    Most people would love to move into a home that's fully updated and ready to go, but that's not always possible. If a home you like needs some updates, talk to your real estate agent about those particular updates to determine whether they're projects you're comfortable and capable of taking on.

    For example, replacing some doors is pretty simple, and it would be silly to walk away from a perfect home because the doors are outdated. On the other hand, nobody would blame you for saying "no" to a house that needs a new roof and siding.

  • Cosmetic Changes
    Sometimes a house will have "good bones," but you may not find it cosmetically appealing. For example, the layout may be great, and all of the components are in good shape, but you find the wallpaper unattractive and wonder why anyone would ever carpet the entryway.

    This is the kind of house you don't want to walk away from. Others may be turned off by the cosmetic downfalls, allowing you to get a better deal. All of these things are easy to fix and change, and your real estate agent can help you explore all the ways to improve the home's looks.

  • Lot Size
    When you find a home on a larger lot than expected, ask yourself whether you can care for that much property. When you see a house on a smaller lot than expected, ask whether you'll truly have enough space.

    If the answer is "no," be sure to let your agent know you're looking for a similar home with more or less land. This will help guide them in their recommendations.
