Adding a Retaining Wall - Homeowners - Fisher Nicholson Realty

If you've been looking at some of our gorgeous Klamath Falls homes for sale, you have surely seen some properties that have been beautifully enhanced by retaining walls. Homeowners often ask us whether or not it is a good idea to build a retaining wall on their property. Our real estate agents know that is not a simple yes or no question. There are several issues you should consider before determining your best option.

  • Aesthetics
    A retaining wall can add significant curb appeal by skillfully sculpting the space. The well-constructed wall is attractive in its own right. With a wealth of available materials such as stone, brick, wood, and concrete, you can indulge your creativity in designing the perfect landscape. Unfortunately, the wall loses that appeal if it blocks a beautiful view. You will also want to give careful consideration to the materials you select. Concrete is by far the most durable option, but brick or stone may be more pleasing to the eye. Fortunately, you can enhance the concrete for a more aesthetically pleasing appearance.

  • Expense
    Investment in a retaining wall generally brings between 100% and 200% ROI (return on investment). On the other hand, your initial cash outlay will probably be somewhere between $20 and $50 per square foot. There are, of course, less expensive options. However, the money you save at the time of installation may be diminished by additional maintenance. A benefit more difficult to quantify is the damage you won't be seeing to basements and garages that might flood without the protection of a retaining wall.

  • Erosion
    One of the benefits of a retaining wall is the prevention of soil erosion due to excessive runoff. A retaining wall allows you to create effective drainage to protect the foundations of your home from the damage caused by standing water. It preserves the nutrients in the soil you've fertilized to feed your lawn and garden. The same Oregon rain that makes our state so lush with plant life can cause sinkholes after excessive erosion.

  • Maintenance
    A sturdy retaining wall built from quality materials should last many years without significant repairs. It's important, however, to inspect the wall annually to make sure it stays in optimal condition. Tiny cracks should be filled and sealed to maintain the integrity and strength of the wall before they cause major damage. If you can't see any damage with the naked eye, it's fine to do this yourself. However, if the wall has been saturated by standing water for much of the year or shows signs of cracks or shifting, you should call a professional for a detailed inspection.

  • Safety
    Uneven ground and sinkholes can mean twisted ankles and falls not often experienced in even, manicured lawns. But a poorly designed or maintained retaining wall can create several hazards. Standing water behind a retaining wall can saturate the soil and cause a retaining wall to collapse. It can also fail if the wall retains more weight than it was designed to hold. Such landslides can cause significant damage to property and serious injury to pets and people alike. Discuss these possibilities with the professional you engage in building a wall to ensure all of your concerns are addressed before beginning construction.
